We understand how finding and leasing commercial space for your business is a complex undertaking, so we’ve compiled a few questions we are frequently asked to help you make an informed decision. If you don’t see your question here, please contact us so that we can answer it for you.

What do I do once I find space that I like?

The next step would be to contact DCG Development at (518) 383-0059 to set up an appointment to walk the space that you are interested in. Then print and complete the commercial space application and give it to your DCG Development represenative.

What does DCG require from me to take possession of a space that I want?

In order to occupy the space you want to lease, you will first need to complete and submit the lease application and provide the necessary security deposit. Once DCG executes the lease agreement, you can then start to move into your new space.

Do you offer flexible lease terms?

Lease term agreements can range from 1 to 5 years.

How much is the security deposit?

The security deposit amount is the first month’s base rent.

How much will my utility bill be?

Utility bills average $1.50 - $2.00 per square foot, depending on utility usage.

Are the utilities held in my name or yours, and who should I contact to put the utilities in my name?

In most all cases, utilities are billed directly to our tenants by the utility companies involved. To put utilities in your name or your company’s name, contact:

What is included in my rental of an Executive Suite?

Your space, a shared conference room or area (if applicable), and all utilities, except phone, cable, and Internet service. Office cleaning services are not included, however we can provide you with a recommendation.

What is a Triple Net Charge?

A triple net charge is an escrow amount that is paid monthly by DCG tenants towards their share of the real estate taxes, insurance, and common area maintenance which is then netted out at the end of each year of the leasing agreement against the actual charges.

Who should I call when there is a maintenance problem?

There are maintenance services available, and tenants are given the applicable maintenance contact information at the signing of the lease agreement. If there's an issue requiring immediate attention, please call (518) 292-0385. Otherwise, please use our maintenance request form.

What happens if something breaks?

In case of any damage or malfunction, you would first refer to your lease agreement for specifics. Some items are taken care of by the Landlord and some are the responsibility of the Tenant. These items would be explained to you before you signed your Lease. Non-structural maintenance items within the space, including the HVAC system, are the responsibility of the Tenant.

Can I make any changes to the space that I am renting?

Any requested changes to your space should be made in writing and submitted to DCG Development at the following address:

What about snow plowing?

All snow removal is included within your monthly triple net charge.

What about trash removal?

Trash removal from the property is included within your monthly triple net charge. Cleaning and trash removal from your space to the property’s trash facilities is the responsibility of the tenant.

Will I get a monthly rent invoice?

You will receive a monthly statement showing what is currently owed and the amount due for the following month.

If I need more my space before my lease is up, what are my options?

If you need more space before the end of your lease, DCG Development will work with you to find a larger space in a DCG property and negotiate a new lease, without penalty for the early termination of your original lease agreement.
